Method. Google Maps results for “mortgage broker in {city}” across the 40 largest US cities, collected 1 September 2026, signed out, twenty results deep per city. 800 listings returned. 3 were removed because Google classifies them as something other than a mortgage broker, leaving 797. Of those, 684 display a review count. Sponsored listings are stored and counted but never averaged into these figures. Ratings and review counts are Google’s own displayed values. Rankings vary with the searcher’s exact position, so treat city-level figures as a benchmark rather than a forecast. Full methodology. Finding three

How mortgage brokers compare with estate agents

We ran the identical measurement on estate agents, same 40 cities, same day, same depth. It is the closest neighbouring category we have measured, which makes it the comparison worth drawing.

A ranking estate agent listing has a median of 24 reviews against 49 here. Its bottom quartile sits at 8 against 15. And that tail is closed: one in ten top-three estate agents listings has 3 reviews or fewer, where the figure here is 11.

Read together, those numbers say this is the tighter of the two categories. The same review count that would put a estate agent mid-pack leaves you further back here, so volume matters more and proximity alone carries you less far.

Finding four

The ads are rarer than the advice suggests

You will read that sponsored listings sit above every local pack and swallow the clicks. We looked for them in all 40 cities. We found 1 sponsored mortgage broker listings, in 1 city. The other 39 returned none at the moment we measured.

Two honest caveats. Maps ads are an auction and they turn over through the day, so one snapshot per city tells you where ads were running that morning and not much about the rest of the week. And a small paid presence is not the same as a small paid opportunity. A thin auction is usually an argument for testing it rather than avoiding it.

The first ninety days

1. Measure the gap per location

Review count against 49, for each location separately. Group averages hide the one site dragging the network down, and in a multi-site group the spread between your best and worst location is usually wider than the spread between cities.

2. Fix the profile fields

Category, hours, attributes, booking link. This is the cheapest work and the only part that moves in days rather than months. 94% of ranking listings are claimed, so an unclaimed profile is a genuine outlier.

3. Start review velocity, honestly

A location 34 reviews below the median needs roughly six to nine months at a realistic request rate. Anyone quoting six weeks is either buying reviews or measuring something else, and bought reviews are a suspension risk.

4. Baseline on a grid before you change anything

City-level rank is too coarse to attribute results to. Set the grid baseline first or you will not know what worked, and you will spend the next quarter arguing about it.
